About this home
In Toftingedal, just outside Älmsta, you will find this spacious and lovely family villa in a scenic location.
The house is a full 197 sqm, and in addition you have a 50 sqm garage built in 2024. The house has well-proportioned rooms with a feel of everyday luxury. From the large 100 sqm terrace you have sweeping views over beautiful meadows and the tranquillity of nature all around you. Here you also live close to Älmsta with its services and shops.
Entry to the house is through the hallway. You are immediately met by the feeling that this house is something special! Just inside the door lies a beautiful light marble floor with underfloor heating, and there is elegant storage with wardrobes and doors in white with stylish brass knobs.
Next you reach the well-proportioned and bright living room, which is in an open plan layout with the fine kitchen, allowing you to both cook and socialise with your friends at the same time. The large kitchen island invites social gatherings. With kitchen fittings without upper cabinets, the feel is both airier and larger. Here you naturally have all the appliances you need. There are plenty of cooking possibilities on the large worktops in premium stone.
Behind the kitchen is the laundry room containing a washing machine, tumble dryer, heating boiler and storage. From here you also have a utility entrance. Perfect after a day in nature.
Behind beautiful double doors with muntins you have a family/TV room. There is of course the possibility to use this as a bedroom if the need arises.
There are two bedrooms on the entrance floor, one of which has a walk-in wardrobe, and a further 4 restful bedrooms on the upper floor. Toilets are found on both the entrance floor and the upper floor. On the upper level you have a further family room with a roof dormer for extra light. Atmospheric spotlights are recessed in the ceiling. The upper floor was completed in 2026.
Throughout the house lies a white-lacquered oak floor for a uniform and light feel.
The plot is positioned at its best down towards the meadows. The plot accommodates car parking, plantings and grass areas. There is of course also the possibility to grow your own.
The house was built in 2022, and no property tax is paid for the first 15 years on newly built houses. For the following 15 years, only half the property tax cost is paid.
ÄLMSTA It is approx. 1.5 km to Älmsta Centrum, where you have a wide range of shops, including a large grocery store with an associated game shop and café, a bank office, a restaurant, a furniture store, a hardware store, sales of leisure boats and a pharmacy. Väddö Gårdsmejeri has received awards for its operations and has been visited by the royal couple. In the dairy shop you can purchase local products such as cheeses and organic meat etc. Bondens Glasskalas and Bondens burgare is a well-visited and appreciated excursion destination with plenty of ice cream and award-winning burgers. The ice cream is made locally on the farm. You can arrive here by your own boat and moor at their jetty. Kröhns trädgård is also well worth a visit - a well-stocked garden centre with plant sales, inspiration gardens and an interior design shop.
VÄDDÖ Väddöbygden is located 35 km north of Norrtälje by the Sea of Åland. The Väddö Canal and Väddöviken separate the island from the mainland. The island has around 3,000 permanent residences and more than 8,000 holiday homes. Väddöbygden stretches from Singö in the north to and including Arholma in the south. The business life on the island is largely dependent on summer tourism in the form of boat travellers and holiday residents, as well as on hunting and fishing.
GRISSLEHAMN On the northern tip of Väddö, 11 mil (110 km) from Stockholm, where sky meets sea, lies Grisslehamn, an old fishing village by the Sea of Åland. In the outer harbour there are still professional fishermen and a fish shop open all year round. Here you also find the ferry berth of the Eckerö Line for the traffic between Grisslehamn and Eckerö, Sweden's closest route to Åland. Hotell Havsbaden has an elegant spa and a well-appreciated restaurant. Grisslehamn is a true summer pearl with many organised events. In the harbour you can stroll around and visit summer shops selling clothes and designed jewellery etc. You can buy chocolate from Singö in the gift shop or fresh fish at the boathouses. Cosy cafés can be found, among others, at Albert Engströmgården. There are also guided tours about Engström's life. At Albert Engström's writing hut, which is located on a rocky cliff, you have sweeping views over the Sea of Åland. Below the cliff there is a lovely swimming spot.
For those interested in hiking, there is the popular Roslagsleden trail with stage stops in Gåsvik, Sandviken and Grisslehamn.
