Svartsjövägen 101

Here you become part of a friendly community with a total of 90 properties, of which approx. 30 have permanent residents.

The cottage is reached within 30 minutes from Stockholm City. You can also get here by SL, and the bus stop is about 15 minutes away on foot.

Fields, meadows and forests make the place feel close to nature and idyllic. Plenty of mushrooms and berries right behind the house.

The main house is winterised and arranged so that the water works all year round.

The house offers a living room with a practical kitchen and wood-burning stove (approved & working), a bedroom with space for a double bed and storage, and a functional shower room with WC. For guests there is an inviting guest cottage with space for one bed. Surrounded by flourishing gardens and blooming paths, this is a place that offers both tranquillity and quality of life. The common association (Samfälligheten) When you buy a property on Svartsjövägen you automatically become a member of the Svartsjöns samfällighetsförening (common association), as well as the road associations Ormgårdens samfällighetsförening & Lövsättravägens samfällighetsförening. You then get access to the Samfälligheten's shared assets and the opportunity to democratically influence the development of the area through annual meetings and submitted motions. At the same time, you must pay an association fee to the Samfälligheten, currently quarterly (in arrears), and to the area's two road associations. The invoice is sent via Kivra, if possible, otherwise by email. You must also follow the existing rules and adapt to the area's restrictions.

Lövsättra Fritidsby Ekonomiska förening owns the common land and the common buildings, e.g. the grill (Harriets veranda) and the Hygienhus (sanitation building) which is there for you. You should have received a key from the previous property owner that gives you access to the open facilities of the Hygienhus, e.g. "Biblioteket" (the library).

The Samfälligheten has two joint cleaning days per year (spring/autumn) which are announced on the website when the time comes.
