About this home

A unique home where history meets modern architecture Two buildings from the 19th century have sensitively grown together into a home with an identity all of its own. Here, preserved character, carefully selected materials and modern comfort meet in a home where the whole is as thoughtfully designed as the details. Interior Behind the discreet façade of Strandgatan 12A hides a home with an unusual history. Two buildings from 1860 and 1880 respectively have in recent years sensitively grown together into a cohesive residence where the character of the older buildings meets a modern way of living. The result is a home where the house's history is still present, while every change has been carried out with great respect for the buildings' origins. Already in the entrance you are greeted by a specially commissioned glazed double door with diamond glazing bars, herringbone-laid brick flooring and an exposed brick wall which, together with visible spruce beams, set the tone for the rest of the house. The bespoke storage blends naturally into the setting. Adjacent to the entrance is an elegant guest bathroom where Carrara marble clads both floor and walls. Brass details from Tapwell, a wall-hung WC, a shower with integrated storage and electric underfloor heating create a sleek and harmonious whole. The entrance level opens up towards the home's natural gathering place, where kitchen and dining area are united in a bright and inviting environment. Herringbone-laid brick flooring, the exposed chimney and six large windows in three directions give the room its character, while the kitchen with light grey ash frame doors, worktops and splashback in Carrara marble interacts with brass details from Tapwell. The flush-mounted induction hob with integrated extractor and the integrated fridge and freezer with ice maker reinforce the kitchen's clean lines, while a bespoke display cabinet and a generous bench with integrated storage facing the garden contribute both function and character. A discreet integrated floor hatch leads down to the preserved part of the house's original earth cellar, which has been fitted with electricity and offers the possibility of creating, for example, a small wine cellar – a charming detail that lets part of the building's history live on. Via the boiler room, a natural flow is created between kitchen and living room. From here, a glazed double door with diamond glazing bars leads out to the eastern terrace, a sheltered outdoor space where the morning sun gladly becomes part of the day's first moment. The living room continues the house's warm material palette with white-oiled spruce planks on the floor, visible spruce beams and the house's second exposed chimney, which extends all the way up to the ridge. Six large windows in three directions provide generous natural light, and the open floor plan creates space for both socialising and a natural workplace. The separate underfloor heating loop by the office area also makes it possible, should the need arise, to create an additional room. The bespoke Douglas fir staircase, with integrated storage beneath, leads up to the upper floor where a large roof window fills the stairwell with daylight. Here the white-oiled Douglas fir floors continue, along with the visible ceiling beams and the generous ceiling height, open all the way up to the ridge. The hallway houses both a laundry area and storage with a workbench in Douglas fir. The master bedroom offers generous space, two roof windows with remotely controlled roller blinds and a mullioned window facing south. The two other bedrooms feature the same consistent material choices, where one room additionally gains extra character through a newly built dormer and an exposed chimney. The upper floor's bathroom is also characterised by care for materials and function. Grey terrazzo tiles on floors and walls, clad mirrors, black taps and shower fittings create a calm and modern expression. Here there is both a bathtub, a separate shower and a double washbasin, while recessed spotlights, integrated speakers and wall lights contribute to the carefully considered feel. Electric underfloor heating provides high comfort all year round. Behind the beautiful material choices hides a house that has also undergone extensive technical refinement. All rooms are equipped with water-based underfloor heating that provides even, pleasant warmth throughout the house, while both bathrooms are complemented by electric underfloor heating. The electrical system has been progressively renewed, the concrete slab of the entrance level has been insulated, the roof has been renewed and both kitchen and bathrooms have been renovated with the same high level of ambition that characterises the rest of the home. Almost all lighting, both indoors and outdoors, is controlled via Plejd, and the massive pine mirror doors reinforce the house's character. Outside awaits a screened garden that becomes a natural extension of the house during the warmer months of the year. Here there are several outdoor spaces in different directions, making it easy to follow the sun from morning coffee on the eastern terrace to long dinners in the evening sun. At the same time, the sea, the small-boat marina, the beach promenade and Limhamn's vibrant centre are only a few minutes away. This is more than a beautiful house. It is a home where two buildings from the 19th century have been allowed to live on through sensitive refinement, where every material choice and every solution has had a clear purpose. The result is a home with an identity all of its own, where history is still present and where the next chapter awaits its beginning.
