Large timber stock

The property consists of seven parcels with a total of approximately 304 ha, of which productive forest land accounts for approximately 233 ha. The total timber stock is approximately 19 900 m3sk according to the forestry plan, which means an average stock of approximately 85 m3sk per productive hectare. The site index is calculated at 3.3 m3sk/ha and year according to the forestry plan. The ground conditions are normal for the area. The road network covers parts of the property and is of relatively good standard. The dominant tree species is pine, which accounts for approximately 50% of the total timber stock. The age distribution of the forest is relatively even with some predominance of middle-aged forest. On the property by road 99 there is a dwelling house of approximately 105 m2 distributed over 2 floors with a basement, as well as a barn of approximately 70 m2 which is currently used as storage. Furthermore, there are 3 log barns/storages and a smaller log guest cabin on the plot. The house was inhabited until about 1 year ago. The dwelling house currently has poor water pipes that may need to be replaced. The private well is OK. If there are several interested parties, the sale will take place via open bidding.
