Solviksvägen 43 - Rävsnäs - Norrtälje

Welcome to Roslagen! Almost as far east as you can get on the mainland - to the tranquillity of Solviksvägen in Rävsnäs, lies this fantastic archipelago house situated next to a sheltered sea bay with beautiful views. Out here, clouds rarely form in the sky, and the sun is usually present, glimmering away over the water. Down by the water, you have a private beach and jetty, perfect for swimming, paddling or just for relaxation and recuperation. The main house was built in 2015 by local craftsmen and has year-round standard with municipal water and sewage. All to make it as easy to maintain as possible. A full gable with large window sections faces the water, which means you always have the sea environment present. There are 4 bedrooms in the house, and the kitchen is in a cosy open-plan layout with the living room and has a generous ceiling height that gives a feeling of luxury. In one corner stands a wood-burning stove to enjoy during the cooler months of the year. Down by the water there is a shared jetty with a boat berth. By boat, you quickly reach the islands offshore with archipelago restaurants on Fejan and Lidö. Or simply choose a stop on a solitary rock for a picnic and a swim. Already when you step up onto the large terrace by the house, you are met by a magnificent view down towards the water, and tranquillity descends at once. The terrace, which is approx. 200 sqm, extends from one gable and further along the long side of the house around to the next gable. Here there is plenty of space to use as needed. You can set up your summer meals in different directions. Or simply sit down to enjoy a book.

Once inside the house, you are met by the bright and stylish interior. A hallway that is both spacious and furnishing-friendly with dark tiled flooring and white-painted walls. To the left are two restful bedrooms, one of which is a master bedroom with wardrobes with sliding doors, and the other room has a clever built-in bunk bed. The flooring is white-oiled oak parquet. Roller blinds in the windows are from Moogio.

Straight ahead from the hallway you reach the shower room, also modernly furnished with white tiles on the walls and dark tiles on the floor, which is pleasantly lukewarm from heating loops. Here there is a wall-hung toilet, which helps facilitate cleaning. A white chest of drawers and a matching stylish water mixer. A laundry column with washing machine and tumble dryer is also here - all to make everyday life easier.

In the kitchen and living room, which are in open connection, you are struck by the light and the view through the enormous window sections in the house's gable. At the window sections there are venetian blinds. Here you can cook and socialise with loved ones at the same time. The kitchen doors are high-gloss white and stand in pleasant contrast to the black worktop. Marine blue tiles serve as a splashback over the cooking areas. Here there is all the mechanical equipment you need, such as hob, oven, dishwasher, fridge and freezer, dishwasher and microwave. An air source heat pump is installed above the dining area. It can be used for both cooling and heating. In the living room, one gladly settles into the sofa group and looks out over the magnificent view of the garden and further down over the bay. In one part of the room there is a warming Contura wood-burning stove for the slightly cooler evenings. From the dining area, you have large sliding door sections that give you direct contact with the terrace during the summer. Here the boundary between indoors and outdoors is blurred, and you can follow the changing seasons up close. If you want to go down to the jetty, you have a short bathrobe-distance to walk when you want to take a dip.

From the hallway, a staircase leads up to the half upper floor, which has two bedrooms and a space that can be used as a reading corner or office. This too with a view through large windows towards the gable.

• The house is a Hudikhus with a half loft and gable roof. • The house was built as a turnkey contract by UCON Sjöbergs Bygg & Förvaltning, and the final inspection took place in November 2015. • Living area: 85 sqm, 62 sqm on the ground floor and 23 sqm on the upper floor. • The plot where the house is located has been filled to just over 3 metres above sea level. To ensure long-term sustainability and stability, the property is built on piles. • The property is located outside the detailed development plan area, and the house is positioned so that it is easy to erect more buildings on the plot. • On the plot there is a storage shed of 15 sqm.

Leased land. Below the plot boundary there is a lease to use the land towards the water, approx. 2,000 sqm. The lease is valid until 2061 with the possibility of extension for a further 25 years. RÅDMANSÖ

Rådmansö is an attractive part of Norrtälje municipality as it is easily reached via Kapellskärsvägen. Since Rådmansö is actually a peninsula connected to the mainland via bridges, the sea location is always present. The road ends at the ferry terminal at Kapellskär, and from here there are ferry routes to Finland, Estonia and Åland.

In Södersvik lies the popular Rådmansö Bageri. Here you can buy fresh home-baked bread or just have a coffee break if you feel like it. They also serve food.

Gräddö has a grocery store, petrol station, guest harbour and café with entertainment at Kvarnudden.

Räfsnäs is an old fishing community, and the charming little boathouses still remain. From Räfsnäs, Waxholmsbåtar boats go out to Lidö, Tjockö and Fejan, etc.

At Riddersholm, you can walk along the water and natural sandy beaches as well as through beautiful nature in the protective nature reserve. Here grow wild garlic and flowers that succeed one another.

ARCHIPELAGO From the jetty, you quickly reach beautiful archipelago with islets and skerries by your own boat. To mention a few islands to visit, there is Lidö with beautiful surroundings and a popular restaurant. On Fejan there is an established archipelago restaurant run by the same owner as Lydmar Hotel in Stockholm. On Fejan there are walking paths, swimming bays, and at Kajakladan you can rent a kayak, and there is also a really cosy café with simpler food. Here you can try the new camping life "Glamping", which is a more glamorous form of camping in canvas tents with real beds. Fejan Outdoor has even been mentioned in The New York Times. Further on, there is beautiful Arholma with its varied landscape and a village with a distinct Saltkråkan feel. Here is Arholma's famous beacon (båk), plus plenty of activities and visits to rock shelters. To Ängsö you take your own boat. This is one of Sweden's first national parks, formed at the beginning of the 20th century. The nature is rich in species and varied with orchids, flowering meadows and the protected and rare Lady's-slipper orchid (Adam och Eva).
