Hermelinbacken, which is a ski slope in winter and offers cycling trails in summer, is right outside, and you also have walking distance to the cross-country ski trails, which suits the ski-loving family well. The apartment is spread over two floors, creating a house-like feel where the log walls give the apartment a consistently warm and cosy atmosphere. The social floor, open all the way up to the ridge, creates a fantastic sense of space and at the same time a cosy lodge feel. Here you can also enjoy the view of Renfjället and Totthummeln whether you relax indoors or socialise on the balcony in the afternoon sun. The home has a total of four bedrooms, one of which is currently furnished as an office and guest room, but there is the possibility to furnish it as a bedroom for those who want more sleeping places. The number of rooms together with the two bathrooms provides space to accommodate two families at the same time; in addition, there are two parking spaces included in direct connection to the house. From the home you can get to and from the slope on skis when there is snow. During the summer half of the year, there is the opportunity to enjoy the flowing cycling in Sadeln and Björnen in the immediate vicinity of the home. Or why not simply be out hiking among beautiful surroundings, feel the calm and wind down. From the house there is also walking distance to Fröåtjärnen, where fishing and swimming are perfect in summer. Thanks to the location, it is close to Björnen centre where services such as shops, bike/ski rental and restaurants are available, while Sadeln for the winter season 25/26 has received a really nice update with a new anchor lift that takes you to central Åre, more lighting in slopes and trails in the evenings, and more social meeting points: Restaurang Sadeln at the bottom of Hermelinbacken and Bagarstugan Bistro at the bottom of Björnenbacken, both close to the home. Interior ENTRANCE FLOOR In the entrance you are welcomed into a spacious hall with tiled floor, and here there is room for hanging clothes and seating. Under the stairs leading to the next floor there is a storage space with room for bags, hanging clothes and the like. Outside the front door there is another warm storage room where ski boots and other equipment can be stored; there is also a drying cabinet here. The first bedroom has room for a double bed and wardrobes. The second bedroom has access to the terrace and is currently used as a bedroom with a double bed. This room works excellently as an extra TV room or otherwise as needed. The third bedroom on the entrance floor has a bunk bed with a wide lower bed. The bathroom is in clean, stylish colours with tiles & porcelain in combination with log, and here there is a wall-hung WC, washbasin with cabinet and mirror cabinet, extra storage in a tall cabinet, towel dryer, shower with glass walls as well as a sauna. UPPER FLOOR The social floor invites to wonderful socialising where kitchen, dining area and living room are in line with each other. The log walls and the visible roof beams in combination with the ceiling height up to the ridge of approx. 3.5 m create a wonderful mountain feel and sense of space. The kitchen is from Ballingslöv with appliances such as dishwasher, fridge/freezer, hob, extractor fan, oven and microwave. From the kitchen window you have a fine view and can follow the colour changes of the seasons over Fröå and Fröåtjärn. The living area offers a generous space for dining and socialising. Adjacent is the living room section where you can relax after a day out on the mountain, and if you prefer to turn on the TV, that is also possible here. From the living area the balcony is reached with a view of Renfjället, Totthummeln and Åreskutan. The bedroom on the upper floor is currently used as an office and guest room with a sofa bed; it of course works to furnish it with beds for those who want to maximise the number of beds. The bathroom on this floor has a WC, washbasin with cabinet and mirror cabinet, shower with glass walls as well as a washing machine. All rooms have water-based underfloor heating and oak flooring throughout, except the hall and bathroom which have tiles. Outside the home there is plenty of storage with a warm storage room and an additional built-on ski storage. The home comes with two parking spaces, and there is the possibility to charge a car. There is no rental agreement for the home and there never has been; the home has only been used for private use.
