Architectural delight between the coastal strip and the golf course Description WELCOME Via Kustvägen between Trelleborg and Ystad you pass Abbekås, where a network of streets winds down to the picturesque small-boat harbour with a pier bath, guesthouse and Bongska huset, which houses both a hotel and a restaurant. If you continue, the entire coastline opens up with open beach meadows and the big blue to the right. On the opposite side, mixed buildings can be glimpsed, ranging from modern villas to older Scanian longhouses and farms. Just before Mossbystrand, you turn off onto Kroppsmarksvägen towards Abbekås Golfklubb. A narrow street, lined with meadows and scattered villa buildings. The modernist villa is located just a couple of hundred metres along the road on the right-hand side, just before the golf club, which has a restaurant and hotel. There is no doubt that golf enthusiasts thrive here with the course as their closest neighbour, but Abbekås also has much to offer. Water sports, pier bathing, sun worship on soft sandy beach, boating and fishing are natural elements of the environment. If you are looking for even more pulse, it takes just over a quarter of an hour to drive or take the bus to Ystad, or 45 minutes to central Malmö by train (Svarte station) or car. ENTRANCE LEVEL LOUNGE & KITCHEN The villa welcomes you with a stylish feel and solid materials. Here you enter almost immediately into the social section, which lies in an open plan with the kitchen. The floor is sandstone and the walls are white. The kitchen interior has lime-green profiled doors and generous work surfaces with a granite countertop and tiled wall surfaces above. A horizontal window runs along and provides a beautiful view over the plains and the golf course. A patio door faces a stone-laid terrace to the west, framed by lawns and hedges. An ideal place to enjoy the evening sun. Further into the lounge, the floor changes to parquet. In the middle of the room rises the staircase, which has a somewhat floating, modern construction of steel and oak. The room has a fine framing of window sections and glass doors facing all directions of the compass. On this side too there is a terrace with village stone that has plenty of hours of sunshine. This is reached through a large sliding glass door section. OFFICE/BEDROOM SECTION Via a corridor from the social section, you continue into a section with two rooms that can be used as a study or bedroom, depending on how the house is used. Directly to the left, light comes in through double glass doors facing the stone-laid terrace with views over the plains. On the other side is a stylish bathroom tiled in grey and white with a shower; this is also prepared for the installation of a washing machine and tumble dryer. Next to the bathroom is a study/bedroom with ceiling height up to the ridge. On the gable there is a large room with windows facing three directions and ceiling height up to the ridge. A lovely room, whether used as a bedroom, work or hobby. All rooms in this section have parquet floors and oak doors. UPPER FLOOR FAMILY ROOM & BEDROOM A lovely family room with generous ceiling height up to the ridge and views down to the social section below awaits one floor up. Through a floor-to-ceiling window section, an extensive view over the plains and the greenery of the golf course is revealed. The same fine view is obtained in the adjacent room, which is a bedroom or office with ceiling height up to the ridge. GARDEN Cosy and pleasant garden with several patios and well-tended greenery. The car parking space is generous, as is the garage/storage shed. In the greenhouse you can grow whatever you like.
