In verdant surroundings, just a few hundred metres from the coastline and neighbouring Abbekås golf club, the white architect-designed building from 2016 shines like a pearl. The modernist architecture with mono-pitched roof and cubist forms forms an exciting contrast in the scenic surroundings. The villa has a living area of 183 sqm. The house expresses a modern design language throughout, where different roof levels, extensive glass sections, space and light play important roles. The lines are sharp, the colours muted and the materials costly. Every room exudes a calm that holds plenty of air. The social areas are characterised by ceiling height up to the ridge, generous spaces for socialising and take in the landscape optimally through extensive glass sections. Recurring features such as sandstone floors, oak joinery, solid plank floors, wallpapered walls and granite worktops create a confident whole. If you are looking for even more pulse, it takes just over a quarter of an hour to drive or take the bus to Ystad, or 45 minutes to central Malmö by train (Svarte station) or car. Interior WELCOMEVia Kustvägen between Trelleborg and Ystad you pass through Abbekås, where a network of streets winds down to the picturesque small boat harbour with jetty bathing, guesthouse and Bongska huset, which houses both a hotel and a restaurant. If you continue, the entire coastline opens up with open beach meadows and the great blue to the right. On the opposite side, mixed buildings can be glimpsed, ranging from modern villas to older Scanian longhouses and farms. Just before Mossbystrand you turn off into Kroppsmarksgatan towards Abbekås golf club. ENTRANCE FLOOR HALLThe entrance is positioned towards the garden greenery and the sea in the south. The hall is airy and light with a generous ceiling height and a front window section that runs from floor to ceiling. To the right there is a built-in spacious wardrobe with black sliding doors. On the opposite side rises the closed staircase with a wall and recessed storage beneath. On the floor lies Swedish sandstone, a recurring feature in all the social rooms. There is also a tiled guest toilet in white and grey. The staircase creates a clear line between private and social. LIVING ROOM & KITCHENThe central living area with kitchen in an open plan layout impresses immediately with its fantastic volume and ceiling height. Extensive windows and glass doors from floor to ceiling create a framing that contributes to an enormous flow of light and natural contact with the outdoor environment. An area with "rooms within the room"; the lounge corner by the masonry fireplace, the kitchen with natural seating at the worktop and the central dining area. The kitchen blends completely into this area and exudes both playfulness and elegance with its interior in lindbloms green and oak. The granite work surfaces are a dream for the cook who likes company in the kitchen or several projects on the go at once. The effect of the ceiling height that reaches all the way up to the ridge becomes extra clear above the kitchen section, where the balustrade runs along. Adjacent to this area there are two lovely patios to enjoy. One under a roof with a barbecue area and outdoor kitchen facing west/northwest and one facing the sea in the southeast. BEDROOM AREAVia the hall you continue out into the wing of the house where the bedroom area is located. Here a solid parquet floor takes over, which continues into both bedrooms. All rooms have oak sliding doors in this part. Directly to the left lies the first one, which has ceiling height up to the ridge and a wallpapered wall. On the opposite side of the hall you have an exit to the stone-paved patio in the southeast. Next to the bedroom lies a tiled laundry room/utility kitchen with storage space and a door to the garden. Beside this lies a stylish bathroom with white metro tiles in half bond on the walls and a grey ceramic tile floor. There is both a shower and a bathtub. At the far end, next to the bathroom, lies the master bedroom, which is spacious and has ceiling height up to the ridge, a wallpapered wall and wardrobes with sliding doors. UPPER FLOOR LOUNGE & BEDROOMElegant oak steps lead up to the upper floor, where an open lounge with a balustrade provides a view down towards the living area below. The room has a lovely space for relaxation, reading and/or hobbies. Beyond the lounge lies a large bedroom facing south, also this with sliding-door wardrobes. Via a glass door in the lounge, a large balcony is reached with a magical view over the open meadows in the direction of the sea.
