Unbuilt forest property on Orust

Unbuilt forest property totalling 49.2 hectares, located in southern Orust near Varekil with direct access to road 734. The property is divided into five plots in close proximity to each other. According to a recently prepared forestry plan, the property comprises approximately 34.7 hectares of productive forest land and 8.6 hectares of farmland. The forest holds an average standing timber volume of as much as 195 m³sk per hectare, and the annual growth amounts to approximately 139 m³sk. The average site productivity is estimated at 5.3 m³sk per hectare and year. Total standing timber volume of approximately 6,772 m³sk, of which 3,741 m³sk in felling class S1–S2 and a further approximately 762 m³sk in felling class G2. The species distribution is 42% pine, 37% broadleaf and 21% spruce. The farmland comprises approximately 8.6 hectares and is available to the buyer from the date of possession. The property is part of the Orust moose management area and offers its own small-game hunting. The hunting rights transfer to the buyer on the date of possession. The area being sold is subject to an ongoing cadastral procedure. Possession can take place once the procedure has gained legal force.
