Cooperative generalBrf Göteborgshus 26 is a housing cooperative in the popular area of Högsbo in western Gothenburg. The cooperative consists of 376 apartments distributed across 48 one-room, 176 two-room, 112 three-room and 40 four-room apartments. The buildings were constructed in 1961. The number of apartments in Marklandsgatan 43 - 49 is 88, in Marklandsgatan 51 - 57 there are 96 apartments, and in the largest building, Marklandsgatan 61 - 71, there are 192 apartments. RenovationsIn 2003, all water/sewage risers in kitchens and bathrooms were replaced. The same year, electrical risers were also replaced and mechanical exhaust ventilation was installed. In 2008, all windows were replaced. In 2012, a radon measurement was carried out with an approved result. In 2013, ventilation fans were upgraded to a demand-controlled ventilation system. 2013-2014 renovation work on the sewage under Building A was completed, the entrances of Building B were finished, and riser pipes in the stairwells as well as smoke hatches thereto were replaced. Old equipment and units in the laundry rooms were replaced, conversion of lifts, control systems and lift shafts according to legal requirements was carried out in Building C, and three circulation pumps were replaced. In 2014, the sauna in Building A was rebuilt, relining of sewage pipes with inserts and replacement of floor drains in the foundation slab (corridors and rooms) in Building B was carried out. 2015-2016 the renovation of all lifts was completed. Renovation of some garages incl. replacement of garage doors was carried out. The entrance to Marklandsgatan 43 was remedied due to ground settlement. In 2017, a new heating system with ground-source heating was installed in the properties through a major energy project. Mailboxes and motion-controlled lighting in stairwells were also installed. In 2018, relining of sewage pipes in the foundation slab and basement under Buildings A and C was carried out. Replacement of entrance and basement doors. Roofs, gutters and downpipes were inspected with approved results. In 2019, a mandatory ventilation inspection (OVK) was carried out in all properties and new bicycle garages were built. In 2020, demolition of old staircases, excavation, piling, construction of retaining walls, asphalt ramps, stairs, asphalting and preparation of new plantings were carried out. The work was finally inspected at the beginning of December. In 2021, several bicycle garages were built and guest rooms were renovated. 78 charging posts were also installed on the outdoor parking areas, and half of the apartments received new thermostats. In 2022, charging points were installed at 78 of the cooperative's parking spaces. Currently, digitalisation of the locks in the communal areas is underway and is planned to be completed by summer 2023. 2023/2024 - Replacement of locks in all garages, replacement of heat exchangers and adjustment of heating in the apartments. Renovation of laundry rooms etc. in Marklandsgatan 43 - 49. ParkingThe cooperative has 195 parking spaces. A space can be rented at a cost of approx. SEK 250/month. The cooperative also has 114 garage spaces. A space can be rented at a cost of approx. SEK 580/month. There are also 5 motorhome parking spaces that can be rented at a cost of approx. SEK 580/month, as well as a parking space with a charging point at approx. SEK 500/month plus the cost of electricity used. At present, there is a waiting period of a few months for both garage spaces and parking spaces. Broadband, telephony and TVThe cooperative has a group agreement with Telenor (Bredbandsbolaget). The agreement includes: Broadband, 500/500 Mbit, TV, TV Flex with currently 32 channels in the basic package and the option to add further channels. This is included in the regular monthly fee. Communal areasThe cooperative has a room that can be rented by members of Brf Göteborgshus 26. Otherwise, the room is intended for the cooperative's leisure activities. All buildings have both 2-hour and 4-hour washing machines. The cooperative provides a sauna in entrance 61. Outside each laundry room there are boards where you can book laundry time using a lock cylinder. The cooperative's sauna is located in Building A, in the corridor between entrances 61 and 63. In the basement corridor between entrances 55 and 57 there is a hobby room intended for smaller and simpler tasks. There are a couple of workbenches and tables in the room. There are two guest rooms; the smaller guest room - "4-an" to the right towards the entrance of Marklandsgatan 47 - with space for four sleepers (two bunk beds) and "6-an" to the left with space for six sleepers (three bunk beds). "6-an" has a bathroom adapted for people with reduced mobility.
