Wonderful mountain feel and thoughtfully designed interior with a perfect location for skiers Description Welcome to Jacobsmyren 3A, a home quietly located at the beginning of the Sadeln area with undeveloped wetland as its closest neighbour and Åreskutan in view. From the wetland you can ski to all of Björnen's various cross-country trails located on the other side of Fröåvägen. Sadeln and Björnen's ski slopes are easily reached via the Hermelinen slope, approx. 100 m from the apartment. The home has a social and appealing layout with kitchen and living room in an open plan, positioned with views over Åreskutan and the surrounding nature. Three good bedrooms, a bathroom with sauna, plus an extra guest WC. The home is characterised throughout by a mountain feel and carefully considered material choices. Focus can be placed on what matters – spending time together and switching off from everyday life. The ground-source heating combined with the smart FTX ventilation makes the houses very energy efficient. There is water-based underfloor heating in all rooms. The association's members contributed additional capital during 2024 and paid off the association's entire bank loan. The location is excellent with fantastic views, close to alpine and cross-country skiing. Björnen centre is also within a comfortable walking distance, where you will find a restaurant, grocery store, ski rental and Skistarshop. In front of the house lies beautiful Nilsmyren with its blueberry and lingonberry heath, and right next to the plot there is a vallabod (herding hut) that you can use when heading out onto the trail. Both cross-country trails and snowmobile trails can be accessed directly from the house. Welcome to the viewing! Interior The floor plan is well thought out and offers three bedrooms. One is furnished with a double bed, another with two bunk beds and the third with a single bunk bed. All bedrooms have space for and are equipped with wardrobes. The social area consists of an open kitchen, living room and dining area located close to one another. The kitchen is fully equipped with Miele appliances, and the material choices have been carefully selected. In the living room you can also enjoy a cosy fire in the stove after a day on the slopes. The bathroom is equipped with a shower, toilet, sauna and a vanity unit with washbasin. The sauna has a bay window offering lovely views. A washing machine and tumble dryer are installed, and a drying cabinet is located in the hallway for extra convenience. In connection with the entrance there is also an extra toilet.
