Up on the hill with a fantastic view over the Örsundaån valley, you will find this charming turn-of-the-century house!

Just outside the community of Örsundsbro, halfway between the town and the lake in cosy Rosenborg, you will find this 20th-century dream with high ceilings, respectfully renovated to harmonise with its origins. All material choices have been carefully considered from aesthetic as well as environmental and health perspectives, resulting in traditional and eco-friendly options such as solid wood floors and cement tiles, breathable insulation, linseed oil paint and egg-oil tempera. At the same time, the house is modern with, among other things, triple-glazed windows, ground-source heating and new wet rooms.

On the entrance floor you will find most of the house's social spaces, such as a classic country kitchen with newly lacquered cabinetry and all the appliances you could need, with the dining room directly adjacent, surrounded by large window sections, a generous living room and a bedroom. On the upper floor you will find a gigantic family room with a fully equipped kitchen, open to the ridge with visible beams, a large fireplace to gather around and a bay window offering views for miles over the verdant surroundings. The upper floor also has two generous bedrooms. And a smaller one. The wet rooms are distributed across both floors and offer both shower and bathing options. In addition, there is a beautiful veranda as the main entrance, a practical everyday entrance with good hanging space, a deep wardrobe closet and a practical pantry next to the kitchen.

The large plot is sheltered from large, busy streets and offers welcoming greenery that frames the property. Here there are all kinds of fruit trees and berry bushes as well as flourishing beds of peonies and other perennials. The plot also has wild strawberries and planted blueberry bushes. There are many different outdoor spots to enjoy; either you settle down on the veranda that runs along the south side, or you choose a more shaded spot in one of the places the garden offers. Children thrive best in the sheltered environment at the back, where a private playground has been created with, among other things, a 4-metre-high swing frame and a sandbox. A seesaw can be found at the front of the house. Towards the slope at the beginning of the garden there is a natural sledding hill. Good external storage is available in the yellow cottage on the plot as well as in the double garage; in addition to parking in the garage, several cars can be placed on the gravelled driveway.

Örsundsbro is a community located in Enköping Municipality in the heart of Fjärdhundraland. Here all conceivable services are within reach; you will find a school for years 0-9, four preschools, a well-stocked grocery store, various shops including interior design and clothing, a library, a restaurant, a petrol station and a car mechanic. There is a strong commitment to sports in the town, with Örsundsbro IF at the forefront and 80 associations. Many companies choose to establish themselves in the area; today there are 70 active entrepreneurs, including the attractive Ittala Outlet which attracts visitors from large parts of Sweden. Alstabadet is a popular swimming area about 1 km away with an extensive lawn and bathing jetties. Within walking distance of the house are three nature reserves, including Uvberget, which offers a lovely fika spot with a view over Lake Alstasjön and its surroundings. The area offers popular local cafés, village shops with locally produced food and flea markets found here and there on the Örsunda plain.

Good commuting options with a 50-minute drive to Stockholm, 40 minutes by car to Västerås, 20 minutes to Uppsala and 15 minutes to Enköping. For those who prefer public transport, the bus stop is about a 10-15 minute walk away with very frequent bus connections to Enköping, Uppsala, Bålsta and Västerås.

— HISTORY — The house's first owners were the wholesale merchant couple Ernst and Jenny Bolin, for whom it primarily served as a summer residence, as the family was mainly active in Stockholm and the Baltics. The villa was built in 1896 by Ernst Bohlin, who by then had also become the owner of the adjacent Örsunda gård estate. The house then remained in the Bolin family's ownership through the children until 1943. The son Lorenz Bolin was a botanist and, among other things, one of the authors of Floran i Färg (The Flora in Colour), which was used in teaching throughout the country. Perhaps this interest is the reason for, among other things, the many beech trees and the large ash-leaved maple on the plot. Another son became one of the more respected landscape painters in Sweden during the 1930s. At the beginning of the last century, the entire area belonged to the Rosenborg property, which is thus the original estate, but in the 1960s the area was subdivided and converted into recreational housing. Today the area consists of both permanent and recreational residents. Even further back, the area was located along an important trade and travel route. This has contributed to making the surroundings a rich cultural landscape, and for the interested there is much of interest to explore. Just under a kilometre to the west, for example, was the ford of Örsunda, which in the Middle Ages was the first place west of Uppsala where one could travel south by land across the islands of Lake Mälaren. Among other things, this means that newly elected medieval Svea kings are believed to have passed there on their 'Eriksgata' — the journey they made to meet the people after being elected at Mora stenar (the Stones of Mora).
