On the upper floor of the stairwell there is a shared sauna with double showers, shared with the other apartments in the same building, which can be booked privately. The entrance floor offers a lockable ski cabinet for each apartment as well as a shared waxing bench. It is also possible to book the housing cooperative's shared laundry room down by the parking lot.

A rental agreement has been signed with Skistar and the buyer undertakes to enter into the agreement in place of the seller. Rental income of approx. 70-85 000 kr/year after the lessor has deducted their commission. Deductions are made for weeks used by the owner.

Tandådalen beats the heart for downhill skiing of all kinds, lively socializing with family & friends and days filled with activities. Tandådalen lies right next to Hundfjället and the destinations are connected by a transport lift so you can quickly ski between the resorts. Here you will find SkiStar Snow Parks Tandådalen. Ahead of the 15-16 season, Panorama Express was replaced with a new 6-seater express lift, Tandådalstorget will become a car-free ski square, a new children's area is being built and the restaurant offering in Tandådalen is growing. In Tandådalen there are also floodlit trails, varied cross-country trails and tour routes in wonderful nature

ASSOCIATION FACTS:

BRF Kalvheden is a genuine housing cooperative with 140 apartments in Malung-sälen. The association was founded in 1980 and has received an A rating for 2022

The association carried out a radon measurement in the autumn in a selection of the properties in order to obtain a representative average value for all properties and floors.

The measurement showed that we have low levels of radon in the properties. Where the limit for what is considered healthy is 200 Bq/cbm, we have a variation of 20-60 Bq/cbm, and

that is very good and no measures need to be taken.

Together with our financial administrator, the board has decided to raise the monthly fee by 8% for all cooperative apartment owners. The fee increase takes effect from 1 January 2023.

Several factors underlie this decision. The main reason for the increase is the raised fees and costs resulting from inflation. Already earlier, the cost of sewage and waste management has risen a lot.

The ambition is of course to continue keeping the fees low, and the board is constantly working to review the costs we have in the association as well as to look at possibilities for cost savings. The association's electricity contract will be renegotiated first in spring 2024; there we have, by today's standards, a good contract to rely on until then. None of our loans will be renegotiated during 2023.
