Castle living with financial freedom – in the heart of Kumla

About this home

Castle living with financial freedom – in the heart of Kumla

Do you dream of a life where you live grandly, in a historic setting – while letting the property work for you? Now you have the chance to become a castle owner in central Kumla and earn money on your home every month.

Lejon Mäkleri proudly presents one of the city's most iconic landmarks – the grandiose Castle from the 1880s, lovingly preserved and stylishly renovated, with fantastic original details and modern comforts. This is not just a home – it is an investment for life.

Live yourself in the castle floor – earn money every month

The most luxurious floor in the house, a full 150 sqm, is reserved for you as the new owner. Here you live with a marble kitchen, parquet from the turn of the century, underfloor heating and a view of the garden that the famous and so admitted Karl-Fredrik both designed and planted.

At the same time, the other three floors generate rental income of 40 500 kr/month. After interest costs and operation, you gain almost 21 000 kr plus – every month. The seller has left the house vacant so that the buyer can choose how they want to use the house and which tenants they choose to take in.

It is not just housing – it is an income-generating life project.

Financial calculation example with own living:

Income per month: 55 000 kr

Expense (interest cost + operation): 25 264 kr

Net profit every month: + 29 736 kr

Or buy as a pure rental property – strong return immediately

With all four floors rented out, you get an annual income of 660 000 kr (1178 kr/sqm/year). Operating cost: 199 284 kr/year, which means a net operating income of over half a million kronor (460 716 kr).

Return of 6.5 % – from day one. NOTE! Calculation assumed on potential rents and excluding maintenance

This is an investment with history, stability and development potential.

A place with soul and history

The Castle was built in the 1880s as Villa Svea by Johan Olsson – named after his youngest daughter. In 1911, timber merchant Lasse Burén took over and carried out an extensive rebuild in 1916 that transformed the house into the castle we see today.

Preserved paintings, names of the rooms (such as Vackre Carls sal, Permans bibliotek and Salong Svea), as well as the unique Burén garden, bring thoughts to a bygone era – while the comfort is completely modern.

HISTORY

The four-storey castle of 560 square metres in the middle of central Kumla has a rich history. The original building was erected in the 1880s by a man named Johan Olsson who named the house Villa Svea after his youngest daughter.

Timber merchant Lasse Burén took over Villa Svea in 1911, and it was he who, with a major rebuild in 1916, gave the house its current castle-like appearance. The villa was considered the largest and most stately building in all of Kumla. The beautiful art and hunting motifs between the panels are well preserved and were painted in 1916 by decorative painter Lars Bergqvist.

The Burén garden is a well-known concept in Kumla, also laid out by Lasse Burén, which is the property's fine garden that in recent years has been renovated by the current owner.

The rooms in the castle are named, among others, Vackre Carls sal, Permans bibliotek, Salong Svea, Johans Kammare and Buréns
