About this home
Simplicity and charm on Koön, Marstrand Incredibly charming holiday home with a lovely garden in a peaceful and sheltered location Description Welcome to a charming cottage with a very pleasant and peaceful location in the summer paradise of Marstrand. Surrounded by Bohuslän rocky outcrops and nestled in lush greenery, this little house sits in a beautiful and scenic setting. Here you enjoy the sea, the rocks and the characteristic Bohuslän nature, while the changing seasons make the place just as enjoyable all year round. The salty swims are within convenient walking distance, and here you can choose your swimming spot depending on weather and wind – from rocks and bathing coves to a more easily accessible beach. Around the corner await lovely walking paths in the beautiful surroundings of Rosenlund and Backudden. When autumn arrives, the strong colours glow and there is a wonderful scent of mushrooms and forest floor. The cottage lies sheltered and relatively private on a lovely plot where rock, lawn and patios interact in a fine way. The sun reaches the plot more or less from morning to evening, and the location often offers plenty of shelter, even on days when the wind picks up down in the village. Beautiful rose bushes adorn both the house façade and the privacy screen, giving the garden colour and character during the summer months. A generous patio with slate paving together with a strategically built privacy screen creates a sheltered oasis, and when the doors stand open and outside becomes inside, the garden is the natural place to enjoy long dinners under the open sky, time with family & friends and lazy days in the sun – exactly as a summer home should be. The house was built in 1955 and, with its simple character, has a genuine feel of summer idyll. You are met by a light interior with white-painted wooden floors, walls and ceilings that harmonise nicely with interior doors and kitchen doors in darker wood and marble window sills. The living space is distributed over two smaller bedrooms, a kitchen, a large living room and a bathroom with shower, washbasin and toilet. A washing machine is located in a separate space with access from outside. The house also includes a simple guest cottage/garden shed providing additional sleeping places – perfect when family and friends come to visit. The area is sparsely built and characterised by a pleasant mix of modern holiday homes, permanent residences and older summer cottages. The property lies outside the detailed development plan, which can offer good opportunities to develop and adapt the home to your own wishes, taking the idyllic plot and the area's fine character as a starting point, as well as in dialogue with Kungälv Municipality and based on general rules. The seller has produced architect drawings for the construction of a fine complementary house. What a future owner wishes will be exciting to follow; the plot is level and the possibilities are many. A place to long for – where nature, the sea and the Bohuslän summer feeling are in focus. About the area:Koön is a beautiful island with both holiday homes and year-round living. The island lies next to Marstrandsön, which makes it very attractive. Here you find beautiful nature and fine bathing spots.Take a yoga class at the gym or just a day spa at the Havshotellet? Followed by brunch and a boat trip at sea?Walk around Marstrandsön and be swept away by all the beauty and breathe the lovely sea air. The nature is striking in spring and summer, and in autumn the colours are beautiful and the ground smells of soil and mushrooms.Koön also has a campsite with some activities such as minigolf and midsummer celebrations. If you need to shop, you will find Coop, where you can also order goods from Systembolaget. Here you also find Hamnkrogen as well as a kiosk and grill by the ferry terminal. There is also a pizzeria, health centre, pharmacy, hairdresser and optician in the area.A renovated fire station with an ambulance feels extra good, as the road to Kungälv becomes long when you are in a hurry.Muskeviken is "the little harbour", where many residents keep their boat, easy and convenient. Nearby there is a preschool (2–3 departments) and also Mss – the enormously popular sailing school. School is on Marstrandsön, where children go from grade zero to grade 6. A safe and beautiful environment for children to grow up in, and many who live here year-round are just waiting to welcome more kindred spirits to their wonderful Marstrand!Bring something tasty in the picnic basket, walk out towards Smörsund and climb one of all the beautiful hills. Here you can simply sit and enjoy and gaze out over the sea – a striking and fantastic view!Another incredibly beautiful place to walk is the Rosenlund nature reserve. Or why not take one of the new hiking trails out on Koön. The project is called PromeMare, walk by the sea. Many of the previously inaccessible and beautiful natural areas that Koön has to offer have been made accessible. The Marstrand residents themselves have already taken the trails to their hearts, and some bring their breakfast or coffee and sit on the large sun terrace with a view over Pater Noster.Good bus connections to Gothenburg via Ytterby, onwards by commuter train or bus (approx. 1 h).
